The charts above show list price changes for listings within the Greater Phoenix area. i.e. out-of area listings in places such as Flagstaff or Payson are excluded.

The list price is checked every day and if it has changed since the day before the information is added to the charts. This applies to listings in the following status

active but under contract accepting back up offers
temporarily off market

Changes may be price cuts or price increases. In a strong market we still see a lot of price cuts for listings that were intitally entered with prices well above market. In a weak market we see even more price cuts as sellers compete for attention from buyers.

You can select from four categories of listing types - Normal, Short Sale, REO and HUD.

You can also select which dwelling types (single family, condo, mobile) should be included. You can also filter by county, city and ZIP code, to choose the exact geographic area you wish to study.

In addition you can restrict the counts to specific price ranges (based on the latest list price).
