The chart above shows the new residential listing counts added each month to ARMLS since January 2010. The listing counts are for Greater Phoenix, i.e. out-of area listings in places such as Flagstaff or Payson are excluded.

This is a useful tool for understanding the supply situation and how it has been changing. When supply increases pricing comes under downward pressure, and conversely, when supply falls pricing comes under upward pressure.

The new listing counts are measured every day. What is displayed depends on a number of filters shown at the right of the chart.

You can select which dwelling types (single family, condo, mobile) should be included. You can also filter by price range, based on the original list price when the listing was first entered. Subsequent changes to the list price have no effect on this particular chart.

You may also choose from normal, REO, short and/or HUD transaction types, or any combination of these.
