The chart above plots the new residential listing counts added each month to ARMLS since January 2001. The listing counts are for Greater Phoenix, i.e. out-of area listings in places such as Flagstaff or Payson are excluded. This is a useful tool for understanding the supply situation and how it has been changing. When supply increases pricing comes under downward pressure, and conversely, when supply falls pricing comes under upward pressure. The new listing counts are measured every day. What is displayed depends on a number of filters shown at the right of the chart. You can select which dwelling types (single family, condo, mobile) should be included. You can also filter by county, city and Zip code, to choose the exact geographic area you wish to study. You may also choose from normal, REO, short and/or HUD transaction types, or any combination of these. You may also select from one or more price ranges.
