The chart above plots average price per square foot based on the calendar month. At the start of each month the first few days will show volatility due to the small sample size. It is based on all ARMLS residential sales within Greater Phoenix (i.e. it excludes out of area listings). You can select which counties, cities and ZIP codes should be included, which dwelling types (single family, condo or mobile), what list price ranges and which transaction types (normal, REO, short, HUD). You can also select the range of years to be covered. Thus there are millions of different combinations so you can create exactly the chart you want.
