The chart above plots the active listing counts since January 2011, broken down into four categories of listing types - Normal, Short Sale, REO and HUD. The listing counts are for Greater Phoenix, i.e. out-of area listings in places such as Flagstaff or Payson are excluded.

This is a useful tool for understanding the supply situation and how it has been changing. When supply increases pricing comes under downward pressure, and conversely, when supply falls pricing comes under upward pressure.

The active listing counts are measured once a week on Saturday. What is displayed depends on a number of filters shown at the right of the chart. You can select which dwelling types (single family, condo, mobile) should be included.

You can also filter by county, city and Zip code, to choose the exact geographic area you wish to study. You may also choose from normal, REO, short and/or HUD listings, or any combination of these.

In addition you can restrict the counts to specific price ranges.
